Every property owner who calls us looking for an Airbnb manager in Kavala asks some version of the same question eventually. Not right away. Usually after we’ve walked through pricing, cleaning, and how check-in works. The question is simple: how do I know this actually works.

Owners trust other owners more than they trust a sales pitch. I know this because I’ve watched it happen with our own properties for over a decade.
So when we built our reviews page, I wasn’t just trying to check an SEO box. I was trying to answer that question owners keep asking me, using the one thing that actually answers it: what other people who trusted us are willing to say publicly.

Two different audiences, two different questions
Something I noticed while pulling our reviews together is that we actually get judged by two completely different groups of people, and they’re asking different questions.
Property owners want to know if we’re going to treat their home the way we’d treat our own. They care about communication, about whether pricing decisions make sense, about whether their property is actually being looked after when they’re not there to check. Many of the owners we work with live outside Greece entirely, so this trust has to be built entirely at a distance, through consistency over time.
Guests want to know something different. They want to know if the place will be clean, if the host will actually respond when something goes wrong, and if the experience will match what the photos promised. A guest doesn’t care about our pricing algorithm. They care about whether the air conditioning works and whether someone answers their message at 11pm.
Both groups end up validating the same thing from different angles. An owner trusts us because we take care of guests well. A guest has a great stay because an owner trusted us enough to let us run things properly. It’s the same operation, viewed from two sides.
That’s why the reviews page is split the way it is. One section for what owners say about working with us. One section for what guests say about staying with us. I didn’t want to blend them into one generic wall of five-star badges, because they’re proving two different things to two different people reading the page.
Why we didn’t just leave this to Google
We already have reviews sitting on our Google Business profile. Anyone can find them if they search for us directly. But I don’t think that’s enough, and here’s why.
Most people don’t go looking for reviews on their own. They land on our website first, usually through a search for something like Airbnb management in Kavala, and they make a judgment in the first few seconds about whether to trust us. If the proof isn’t right there on the page they’re already reading, most people won’t go dig for it in a separate tab. They’ll just leave with an impression, good or bad, based on whatever we did or didn’t show them.
Pulling our real, verified Google reviews directly onto the site removes that extra step. It also lets us organize them in a way that actually answers the specific question a visitor has, instead of leaving them to scroll through an unsorted list.
What eleven years actually looks like
We started Planbnb in 2014. At the time it was Anni and me figuring out how to manage our own rentals well, mostly because we couldn’t find anyone else doing it the way we wanted. Eleven years later we manage more than fifty properties across Kavala, Nea Iraklitsa, Nea Peramos, and Palio.
What I’ve learned over that time is that trust in this business isn’t built through a good pitch. It’s built through a thousand small things done consistently. Answering a message quickly. Fixing a problem before a guest has to ask twice. Making sure a property is spotless every single turnover, not just the ones we know are getting inspected.
Reviews are just the visible record of all those small things. When an owner writes that we’re organized and easy to work with, that’s not marketing copy, that’s someone describing eleven years of habits. When a guest says a place was spotless and the host answered fast, that’s the actual system working the way it’s supposed to.
