We don’t take on every property. Before starting a collaboration, we look at the location, condition, layout, amenities and overall potential to make sure we can genuinely add value.
01 · The Right Location
We work with properties in Kavala and selected nearby coastal areas where we understand the local demand, seasonality, guest profile and pricing potential. A good location does not have to mean city centre or beachfront, but it should offer a clear reason for guests to choose it.
02 · Condition & Presentation
The home does not need to be luxurious, but it should be clean, well maintained and properly equipped for short-term rental. We look at the overall condition, furniture, bathrooms, kitchen, lighting and the small details that shape the guest experience.
03 · The Right Guest Experience
We look for properties that offer a clear guest proposition — whether that is location, view, outdoor space, parking, design, size, privacy or simply very good value. The property should have something that helps it compete beyond just being available.
04 · Practical Amenities Matter
Reliable Wi-Fi, effective air conditioning, comfortable beds, hot water, a functional kitchen and a reliable and straightforward check-in experience all matter more than decorative extras. We look for properties where the essentials can consistently meet modern guest expectations.
05 · Owner Collaboration
A good property is only part of the equation. We work best with owners who are open to professional pricing, necessary improvements and timely maintenance, and who give us the flexibility to manage the property properly throughout the season.
06 · Commercial Fit
A property should not only attract bookings — it needs to generate enough value to make the collaboration worthwhile for everyone involved. We look at expected revenue, seasonality, operating costs and the level of management required to make sure the property can be profitable for the owner while also making commercial sense for Planbnb.
