Working With Planbnb
Clear expectations make better partnerships. Here’s how we handle owner use, payments, maintenance, direct bookings, damages and the practical responsibilities involved in working with Planbnb.
01 · Owner Use
Owners can still use their property during the season. We simply ask that personal-use dates are agreed in advance so we can protect existing reservations and manage availability properly. During the main season, owner use is normally limited to a total of two weeks between 1 May and 30 September.

02 · Bookings & Availability
All commercial stays are handled through Planbnb, regardless of where the booking comes from — Airbnb, Booking.com, direct enquiries or the owner’s own contacts. This keeps availability, guest communication, pricing and operations organized under one system and avoids double bookings or conflicting arrangements.

03 · Fees & Settlements
Planbnb charges a 25% management fee on the net booking revenue after platform commissions. The fee applies to all commercial bookings, regardless of the booking source, so the calculation remains clear and consistent throughout the collaboration.

04 · Payments
Booking revenue is settled according to the payment method and booking channel. At the end of the season, we reconcile the completed bookings, issue our invoice for the management fees due, and settle any outstanding balance with the owner.

05 · Maintenance & Repairs
If a problem appears during a stay or between bookings, we coordinate the necessary repair or maintenance as quickly as possible. For routine issues, we handle the process directly; for larger or higher-cost work, we contact the owner before proceeding whenever possible.

06 · Guest Damages
If a guest causes damage, we document the issue, communicate with the guest and use the relevant booking platform process where applicable. We keep the owner informed and coordinate the next steps so the property can be restored as quickly as possible.

07 · Owner Responsibilities
The owner is responsible for keeping the property legally compliant, properly equipped and in good working condition. When repairs, replacements or improvements are needed, we expect them to be handled promptly so guest experience and property performance are not affected.

08 · Working Relationship
Good management depends on clear communication and realistic expectations on both sides. We keep owners informed when something important needs attention, while we need the freedom to handle everyday pricing, guest communication and operations without unnecessary delays.

09 · Contract & Commitment
At the beginning of every collaboration, we sign a two-year management agreement that clearly defines the terms, responsibilities and expectations on both sides. This gives us the time and stability needed to build the property properly, evaluate its performance and develop a long-term strategy rather than focusing only on short-term results.
