That’s why, over the past couple of years, we built our own in-house online check-in system for the properties we manage across Kavala, Nea Peramos, Nea Iraklitsa and Paleo Tsifliki. Nothing fancy, no third-party plugin bolted onto a listing. We built it ourselves, based on what we were actually seeing go wrong.

Personal welcome. Plenty of guests still want this, especially first-timers or families. Someone from our team meets them, walks them through the property, answers questions, and points them toward a few good restaurants or beaches nearby.

Self check-in. This is the one that surprised us. We assumed most people would still prefer meeting someone in person. Instead, the majority now choose self check-in, and once we thought about it, the reason was obvious. Flights get delayed. Kids need an extra stop. People rent a car and decide to explore for three hours before checking in anywhere. Nobody wants to text a stranger to explain why they’re running late for their own holiday.

Self check-in removes that pressure entirely. Arrive at midnight, arrive after a long lunch in Nea Iraklitsa, arrive whenever. The property is ready when the guest is.

This Isn’t About Removing the Human Part

Some people hear “self check-in” and assume the hospitality goes with it. We don’t see it that way. The technology just removes friction from the part of the stay that used to cause the most stress, so we can put our attention where guests actually need it.

Guests who want a warm, in-person welcome still get one. Guests who’d rather let themselves in and get on with their day can do that instead. Either way, our team is still one WhatsApp message away for the entire stay.

Small Improvements, Better Reviews

After managing property across the Kavala area for over a decade, one pattern has stood out again and again: guests remember how the stay started. Not just whether the apartment was clean or the view was good, but whether the arrival itself felt easy.

Standing outside with luggage, waiting on someone who’s stuck in traffic, is not a great first ten minutes of a holiday. A smooth, flexible arrival is a small thing that quietly shapes everything that comes after it, including the review.
